Tour Our Homes
While a digital portfolio shows beautiful imagery, a luxury estate must be experienced firsthand. We invite you to step past the blueprints. We will personally escort you and your architect through our active job sites and completed estates so you can inspect our uncompromised framing tolerances, feel the tactile quality of our finishes, and witness our immaculate site management. During this phase, we will gladly connect you with past clients so you can hear what it is truly like to build with the AJK family.
Step 3:
Preliminary Target Budgeting
Once your homesite is secured and your architectural partnership is forged, we begin our meticulous preconstruction process. Using your preliminary concepts or schematic drawings, we issue the project to our trusted trade partners for initial pricing. We then host an open-book preliminary budget alignment meeting. If a gap exists between the architectural vision and your financial parameters, we collaborate with your architect to value-engineer adjustments before any major commitments are made.
Step 4:
Final Bidding & Value Optimization
As your architect finalizes the construction documents, we initiate a comprehensive bidding process. To ensure market accuracy and protect your capital, we secure multiple competitive bids across every specialized trade scope. Because we maintain a strict open-book policy and pass 100% of our wholesale trade discounts directly back to you, this process guarantees you receive exceptional value and industry-standard pricing without hidden markups.
Step 5:
Contract & Commencing Execution
With final numbers locked, a transparent schedule established, and complete alignment achieved across the owner, architect, and builder teams, we formalize our contract. With the administrative path clear and financial risk mitigated, we are ready to bring your masterpiece to life.
Step 6:
The Build Phase
Construction is where vision meets reality. We manage your estate with uncompromised daily presence and rigorous management:
Daily On-Site Command:
An AJK site representative is on your estate every single day. On major builds, we establish a fully operational jobsite trailer, a true “home away from home” for our Project Directors to supervise every square inch of craftsmanship.
The Hybrid Project Director Model:
Your single point of contact commands both the office financials and the field execution, eliminating communication lag and corporate disconnect.
Weekly Meetings:
We host weekly check-ins with you and your design team to review progress, look ahead at design decisions, and manage material lead times.
